The process of selling or buying a home is filled with anxiety about many things. Sellers worry about getting a fair price for their home, fixing it up for sale, marketing it, showing it to buyers and paying for closing costs.
Buyers, too, have similar concerns. They have to come up with money for the down payment and closing costs, find a lender and get pre-qualified, locate a home within their price range, do research on neighborhoods and schools and get appraisals and inspections.
But best of all, when this is accomplished, everyone gets to go through the ultimate fun of coordinating the big move!
So, with all these things going on, who has time to worry about the legal aspects? Realty 1 Advantage does. We understand that few people have the time, knowledge or the inclination to deal with the intricate details of making sure the transaction adheres to all the laws and regulations necessary to sell or buy a home. Nor do many people have or know of an attorney who specializes in real estate.
Recognizing this, Realty 1 Advantage has taken steps to help our clients through the selling or buying process as easily as possible. Not only will we have a legal review of the transaction documents done by a real estate attorney for our client, we will pay for up to $500 of the legal fees. Normally, purchase and sale documents are in pretty good order and need minor changes, which the $500 will generally cover. On occasion, though, a problem arises that needs in-depth analysis. Perhaps there is confusion about a property line, an easement, or an agreement needs to be drawn up to address a special circumstance relating to the property.
Whatever the situation, having a legal review done when making a major home sale or purchase makes sense. No on likes “come backs” after they’ve gone through a lengthy, expensive process. Realty 1 Advantage wants our clients to know that we stand behind our service from beginning to end—and will participate in sharing the costs to prove it.
